Hopefully you had a great week, with many showings of your home. I hope that last weeks session, gave you some good pointers to help you get the ball rolling on your sale. This week we will cover marketing of your home. There are several ways of marketing your home, and we can't cover them all here. But hopefully this will give you some good ideas.

HOW TO SELL YOUR HOME - FSBO

-Don’t wait with marketing your home. Go out aggressively right from the get go. Home owners biggest mistake is to wait a few weeks after they put up the for sale sign before they start any further marketing.

-You will get the most interest and traffic in the beginning, so make sure you take advantage of it!

-Make sure you have a flyer box or tube, always filled with good quality photo flyers on your sign at all times. FSBO’s tend to think that if people are interested they will call. This could not be further from the truth. If buyers don’t get the info they need when they want it, they will pass your home up. If they can’t tell initially if your home is within their price range, 98% of them will move on to the next home that has all the pertinent information listed up front.

-Don’t just put a sign in your yard, put signs at all cross roads extending all the way from the nearest major intersection. Take advantage of the drive by traffic.

-Studies show that 77% of all buyers use the internet in the search for their next home. So, make sure your home is there to be found. Your money is best spent through advertising on the net.

-Always offer a co-broke to other Realtor’s who might bring a potential buyer for your property. You might want to save money by selling your home yourself, but you don’t want to shut out the majority of buyers because you want to save money. Chances are you will spend more money on mortgage fees and utilities because it will take you longer to sell without their exposure. Also, make sure you advertise that you are offering a co-broke so they know it.

-Open houses typically don’t generate a buyer, but for a FSBO it is the most effective way to sell their home. Try to hold an open house at least once a month or as often as you can.

EFFECTIVE MARKETING METHODS

Flyers - Full color photo flyers in front of your home with the pertinent information about your home, is essential. As we touched on earlier, buyer will NOT call to get this information!

Virtual Tours - Virtual tours are becoming more and more popular, as they have the ability to show your potential buyers more of your home, than what photos alone can do. A virtual tour however must be advertised, if not no one will know about it.

Single Listing Websites - These sites are in my opinion the best way of marketing your home in today's market. With buyers having plenty of inventory to choose from, they more than ever want all the information they can get on the home upfront. A website for your home, can provide all the information you want, and as many photos as you want as well. But again, as with the Virtual Tour, you need to make sure it is known that this website exist.

Word of mouth - Yep, thats right! Best selling tool ever, make sure everyone you know knows that your home is for sale.

The Internet - If you are not there, you are missing out on catching the majority of buyers.

Neighbors - Advertise to your neighbors, they are the best advocates for your neighborhood.

Advertise your Open House - Make sure your open houses are advertised in the AZ Republic. In fact, that is the ONLY print advertisement I can say actually do work. It can get expensive, but try to do it every once in a while.

TIP OF THE WEEK

Staging

Staging, does not necessarily mean that you have to spend thousands of dollars to rent furniture and deco items. You can stage your home yourself, if you have a good eye for decorating and space management. Make sure your home is clean and clutter free, get as much light into the rooms as possible, and make sure big and bulky furniture does not take over the room. Sometimes less is more. Small nicknacks does not show very well. Try to get rid of all the nicknack, and leave the big stuff to show off the home. A lot of agents says to get rid of everything personalized, such as pictures of your family. This so that the buyer can see themselves in the home. However I believe that some personalized stuff left behind, can actually make buyers feel at home. A warm and welcoming home always makes people visualize themselves in it. Besides, you ARE going to live there until it is sold, so you will have to feel comfortable as well!
