In these weekly session we will give you tips and hints as to how to sell your home For Sale By Owner.

There are several pitfalls FSBO's fall in when they try to sell their home themselves. By being proactive, you have a better chance of being successfull in finding a buyer for your home, and close escrow without any hickups.
We will cover all aspects of selling your home, including pricing, marketing, safety and much more.

HOW TO SELL YOUR HOME - FSBO

-Make sure your home is clean and clutter free. A neat and tidy home gives prospective buyers confidence that you take good care of your home; even the things they can’t see.

-The simplest and least expensive way to update your home is to re-paint. A newly painted home looks clean and fresh. Use neutral earthy colors to appeal to the largest group of buyers.

-Be flexible! Buyers want to see your home on their time. Even though it can be inconvenient at times, try to make it available for them as much as possible. Showing your home by appointment only, will result in fewer showings and less interest. Remember, the more people you have coming to view your home, the better chance you have of selling.

-Price your home right! Do your research thoroughly. What have homes sold for in the last 3 months in your neighborhood? Ask 3 Realtors to give you a comparative market analysis (CMA) to assist you in determining your homes current value. Most Realtors would be happy to help. When you arrive at a price on your home, look at your home from a business standpoint. Try not to let your love for the home get in the way of your judgment. Many home owners price their home too high because they value their home with their heart. Just because you love the pot shelves in your home, doesn’t mean they add value to it!

-Market your home aggressively. A generic sign in the yard and an online add just won’t cut it anymore. Your property needs the most exposure it can possibly have to be competitive in today’s market!


PRICING YOUR HOME

Consider Comparables - What have other homes in your neighborhood sold for recently? How do they compare to yours in terms of size, upkeep, amenities?
Consider Competition - How many other homes are for sale in your area? Are you competing against new homes?
Consider Your Contingencies - Do you have special concerns that would affect the price you'll receive? For example, do you want to be able to move in 4 months?
Get An Appraisal - For a few hundred dollars, a qualified appraiser can give you an estimate of your home's value. Be sure to ask for a market value appraisal.
Be Accurate - Studies show that homes priced more than 3 percent over the correct price will take longer to sell.
Know What You'll Take - It's critical to know what price you'll accept before beginning negotiations with a buyer.

TIP OF THE WEEK

Photos

Color photos on all your marketing material is essential. The photos MUST be good photos, bad photos can discourage a potential buyer from wanting to see more of your home

Black and white photos do not give a good representation of your home.

Make sure that your home is absolutely immaculate when you have the photos taken, and that your furniture does not crowd the room.

Photos done by a professional are an investment well worth the money.
